Property Inspections What's the pro's and con's

What advantages or disadvantages are there regarding property inspections for me the buyer or seller?

I think it depends on if you are the buyer or the seller. If you are the buyer you want the inspection to show all the issues and defaults. If you are the seller you want the inspection to show the least issues. Who ask for the inspection the buyer or the seller or both.

For a long time sellers got away with murder and that was our market but the picture changed as of 1st April 2011 and the report actually protects the seller if all is disclosed in such an inspection. I have recently inspected a house in Pretoria where a cement tiled roof was installed on top of a corrugated roof the structure cannot carry the weight and will collapse killing someone in the process. The buyer only realised this when a contractor refused to do an alteration. If she did an inspection before she would not have bought the place or came down with the price. The question who pays for it if I was a seller I would not even think of putting the house on the market without an inspection done covering all aspects of the property. The CPA does not force a seller to do an inspection but being a buyer’s market a lot of buyers demand the sale to be coupled to an inspection but they pay for it. If a buyer pays for the inspection I include a full maintenance condition anda preventative plan into the price with a thermal scan.

What does such an inspection cost and what does it cover.

I completly agree with you. A lot of sellers got away with murder because the sale is voetstoots. What is the cost involved and what does the report cover.

The inspection covers:
1. - Full structural inspection roof walls foundation.
2. - Overall visual condition of property paintwork plumbing electrical.
3. - Complete thermal scan of the property water leaks overheated distribution board supply cable.
4. - If and where repairs or maintenance are needed a full breakdown on method and cost.
5. - If a buyer pays for the inspection a full breakdown on property maintenance, advisable products to use and maintenance interval on every function.
Cost – up to 140 m2 will be no more than R 2069 after that I quote per m2 for instance a normal sized 250m2 will be R 3033 all included

Maintenance companies that do property inspections?

I see a lot of repair company's also doing property inspections. This is not a healthy situation!
